What’s the difference between INITIAL POWER and a local real estate agency?

A local agency usually limits its service radius to about a 30-minute distance from their office and often prioritizes their sales division over property rentals. This often leads to the employment of younger, less experienced staff to manage your investment in an attempt to reduce costs.

Contrarily, at INITIAL POWER, our mobile managers enable us to extend our coverage to a broader geographical area to oversee your portfolio. Additionally, we exclusively specialize in residential property management, ensuring our undivided attention is dedicated to optimizing your investment property to suit your needs.

How do you look after my investment property?

How do I switch to INITIAL POWER?

We'll take care of all the arrangements for you, including collecting documents and keys. The only adjustment required for a tenant is updating bank account details.

Is there a cost to switch?

Transitioning to INITIAL POWER comes at no expense to you. Simply provide us with the address and details of your previous agent, and we'll handle the rest. Please review your current Managing Agency Agreement to ascertain any potential exit or termination fees.

How do I know I’ll get a good tenant?

INITIAL POWER employs a five-step application procedure, encompassing ID verification, employment verification, tenant default database checks, previous rental history examination, and affordability assessment.

Furthermore, we diligently evaluate prospective tenants during property inspections to ensure they are the perfect match for the property.

What happens if my tenant goes into rental arrears?

At INITIAL POWER, we maintain a strict policy against rental arrears.

Our property managers conduct daily arrears assessments. Should tenants fall into arrears, we follow a structured process, beginning with contacting them after just three days of arrears and escalating to breach notices and potential evictions. We utilize multiple communication channels, including phone calls, SMS, and emails.

Crucially, we keep you informed throughout this process, ensuring you're prepared should you need to cover the next mortgage payment.

What if the tenant needs to be evicted?

We adhere to the regulations outlined in the Residential Tenancy Act applicable to each state.

At INITIAL POWER, we implement rigorous procedures and thorough checklists to facilitate efficient and seamless terminations.

Throughout the entire process, we maintain consistent communication with you.

Who looks after repairs and maintenance of my property?

Once your investment property is under the care of INITIAL POWER, you will be matched with one of our seasoned property managers responsible for overseeing repairs and maintenance.

We have a roster of licensed and insured tradespeople ready to address any maintenance requirements.

It's worth noting that if you prefer to handle certain maintenance tasks yourself, that's perfectly acceptable, and we can assist you in arranging access accordingly.

Should I rent my property furnished?

Renting your property furnished is fine however you need to consider that it can limit your market demand which in turn can lead to longer vacancies and normally attracts shorter term tenancies.

How often do you do property inspections?

INITIAL POWER conducts inspections every three months. If the property is maintained exceptionally well after two consecutive inspections, we request permission from our client to transition to inspections every six months.

However, if an inspection falls short of our expectations, we reserve the right to revert to three-monthly inspections. Additionally, inspections automatically revert to the three-monthly schedule with any change in tenancy.

How and when do I receive the rent?

INITIAL POWER processes payments to our clients on the 15th and 30th of every month, transferring funds electronically to your designated bank account.

We provide bi-monthly payments to help minimize mortgage repayments and enhance cash flow for our clients.

Do I get rental statements?

We arrange payments to our clients midway and toward the end of each month. Once a payment is deposited into your designated account, you will promptly receive a rental statement via email.

This statement details your income and expenditures, and includes invoices for any payments you've made related to maintenance, council fees, water rates, and other relevant expenses.

Is landlord insurance necessary?

100% yes. INITIAL POWER strongly advise that you arrange landlord insurance. Your investment needs to be protected from fire, flood, tenant or pet damage and rental arrears.

What happens if I want to sell my property?

We recommend reaching out to your property manager, who can offer guidance and support during this procedure. Different states have varying legislation regarding tenants breaking their lease, which could potentially result in your property being vacant with no rental income.
